As Co-GPs, Byson Investments and Exodus are developing 205 attainable units in Denver, CO., near Denver International Airport. Byson was responsible for the work on the entitlements and CD's.
This new community comprises 205 apartments in one 5-story, Type III building with surface parking. It targets 40% of East Denver's population who are considered middle-class, earning between 50% to 100% of the area's median income. The workforce tenant profile varies from single airport workers with roommates to new families seeking an entry-level product or empty nesters looking to downsize at a budget. Catering to this group, the Exodus GVR unit mix emphasizes smaller entry-level units with rents that are intentionally among the lowest within any given bedroom count. The amenity set includes a 2,000 sf rooftop deck with a panoramic view to the Rockies, as well as 1,500 sf of remote/co-working spaces and an urban/modern facade visible from a busy intersection - in contrast to the amenity set of local comps, which are primarily craftsman style walk-up product with no trash chutes nor parking gates.
The Site Plan was approved by all City departments in October 2023.
