DOB NOW: Build is the NYC Department of Buildings’ online portal for permits, filings, appointments, and approvals. It allows owners, architects, engineers, and licensed professionals to submit job applications, upload documents, track permit status, schedule virtual plan reviews, and receive milestone notifications. You can also file Post Approval Amendments, pull permits, request After Hour Variances, and receive Letters of Completion—all from one self-service platform.

ACRIS (Automated City Register Information System) is the NYC Department of Finance’s platform for viewing publicly recorded property documents in Manhattan, Brooklyn, Queens, and the Bronx. Buyers, sellers, and real estate professionals can use ACRIS to search deeds, mortgages, UCC filings, and other recorded documents. It’s also useful for identifying a property’s tax block and lot, ownership history, and any recorded liens or easements. While documents date back to 1966 online, older records may still require a visit to the local county clerk’s office.

The NY Attorney General’s Offering Plan Database is a useful resource for buyers, attorneys, and real estate professionals looking to verify whether an offering plan—or any subsequent amendments—has been approved for a condo or co-op building. This tool is particularly helpful in resale transactions, especially in older or sponsor-converted buildings, where the number and timing of amendments can provide insights into the history and compliance of a development.
